We ask guests to contact us through the listed phone numbers 073 9 9136-8159 / 073 9 9810 3388 to schedule check-in time and synchronize key delivery on the arrival date. For check-in between 10 PM and 6 AM, a travel fee of R$100.00 will be charged to the on-duty employee, subject to scheduling.

If there is availability and the guest arrives well before the official check-in time, we can check for early check-in at no additional cost to the guest. However, this situation must be previously arranged and authorized by Tophouses.com.br and, depending on the time, we advise purchasing another day or half-day, so the period can be blocked and reserved in advance for you.

Check-out Time: 8:00 AM to 11:00 AM

Check-out time must be informed at least 24 hours in advance, also via WhatsApp. A Tophouses employee will meet the guest at their property/apartment to inspect the property, receive the keys, and return the security deposit, if applicable.

If the apartment is available and the guest wishes to leave after the official time (11:00 AM), we can check for late check-out until 12:00 PM. For longer check-outs, we charge a fee of 50% of the contracted daily rate. Late check-out will not, under any circumstances, exceed 6:00 PM. This concession must be agreed upon IN ADVANCE.

In the case of PETS, please do not leave odors, and their physiological needs will be the responsibility of the owner. In case of waste detected upon guest departure, we will send the costs of special cleaning, contracted and carried out by a specialized company. For walks, pets must be on a leash before leaving the condominium. In case of doubt, the condominium rules follow.

GENERAL RULES OF THE VALE DOS GRINGOS RESIDENTIAL PARK CONDOMINIUM Welcome to the Vale dos Gringos Condominium!

These are the basic rules of our Condominium aimed at a harmonious and respectful coexistence.

• Garbage collection is the responsibility of each resident or guest, and placing personal garbage in the common areas of the condominium is prohibited. • Each resident is responsible for their pet, and must feed it in its designated area, in addition to taking all appropriate precautions regarding the animal's health. Do not leave your pet tied up and alone in the house, barking incessantly, so as not to disturb other residents. • Animals may only circulate within the condominium using leashes, and animals are prohibited from remaining in any of the common areas. • Pet waste must be immediately collected by the owner. • The use of exposed windows and grilles for drying clothes and similar items is prohibited. • Showering is mandatory before using the pool. • The use of tanning oils in the pool is prohibited. • Loud music is prohibited in the pool area. • The use of glass cups in the pool is prohibited. • The use of barbecues in the leisure and pool area is prohibited. • Smoking is prohibited in the leisure and pool area, as is leaving trash when leaving. • The pool is for the use of residents, and there is a limit of two guests per unit; however, we ask that common sense be used in this regard, as all condominium owners bear the cost of its maintenance. • If any resident/guest identifies a violation of any of the rules mentioned here, please contact the building manager so that we can register the incident in the incident log and notify the responsible party. • Parking spaces are limited to owners and tenants and are not transferable. One parking space per unit until all spaces are exhausted (considering that we have 7 parking spaces available for your use). Priority parking space for the elderly. • We emphasize that any breach of the rules mentioned here will be subject to a fine. The building manager will notify the unit owner only once, and if the rule continues to be broken, the fine will be automatically notified by the administrator to the unit owner. • The initial fine will be the same as the condominium fee for the unit involved and may be increased depending on the severity of the situation.
